I'm thinking density, lack of open space. 12 homes on 11 lots is pretty tight.

While it was technically 12 homes on 11 lots, one of the 11 lots was a double-wide, so that's misleading.
But either way, the revised proposal is down to 11 homes.

It does not matter. Zoning
It does not matter. Zoning batman defeats all ridiculous opposition with strongly-worded disdain and a swoosh of his cape.
(Yes, he's now talking about himself in the 3rd person. He thinks you should just accept this and move on.)

Whats the purpose of the near neighbors vs. community vote if the community can overcome the neighbors? Is it just to pas on to city, letting them know how the immediate people feel about it an possibly affecting the outcome?
It's a shame that people who are not affected by the construction can overrule the ones who are (not saying 5 votes is a tell tale sign on how most immediate neighbors would vote).

The ZBA weighs that into consideration.
In short, the neighborhood's vote isn't binding on the ZBA. The ZBA can very well say "Sure, it passed the neighborhood vote, but we're going to accord more weight to the local weight and deny it."
That said, when it passes by a wide margin in the community, but a small margin in the local vote, the ZBA will also take that into account. It could just be a few disgruntled neighbors that don't like the idea of development on their block.
Our letter to the ZBA clearly states that it was supported by the community at large, but was widely opposed by the local neighbors within 500 feet who showed up.
The point of doing a local vote and community vote is to give the ZBA a clear picture of how the neighborhood feels about the application. Community support is one of a few factors that the ZBA considers. Albiet, community support is a very important factor.

The results are presented separately in the letter and it's made clear that those within 500' of the project voted x, and those outside the area voted y. The ZBA can choose to weigh the vote for those nearer the project differently than the voting outcome outside that area.
For my purposes of posting on FT.us, I usually just present it as an overall "approve" or "not approve" and then provide the breakdown.
