Building Renovation at Collins and Huntingdon

Anyone know what's going on with the place on the northwest corner? In the last couple months they gutted it and did work inside. They got shut down by L&I for a while for not having permits. Once they cleared that up they stuccoed the entire front and put bars over the doors and windows. I heard a rumor it was going to become a bar, but the renovation doesn't really seem like it's going in that direction.

The property is owned by "Fishtown Redevleopment Authority" the alias of a developer who has a number of proposed and/or half done new construction and reno projects in the area. From what I can see they are sloppy, disorganized and should be monitored carefully. If you see anything amiss please contact L&I

hm, thanks! the bars all over the door and windows look pretty ugly, but i guess it's better than losing all your copper. work on the place seems to have fizzled since they stuccoed it.

What's the building address? I can see if there were any PLCB applications put out for it.

If it does happen to be a bar, the liquor control board makes it VERY difficult to disguise your identity. (You hear that, City Records Department? Are you listening??)

i'm pretty sure it's 2113 e. huntingdon. the brt shows it as a "bar restaurant".

What an unfortunate name for their company. Shouldn't that be illegal or something? it implies they're an official governed group authorized to redevelop Fishtown.

There are only two PLCB licenses for E Huntingdon Street, and that address is not one of them.

2174 has a license in the system and so does 2448. Nowhere near the address you got.

I doubt they are doing a bar, they are spec residential builders see 2607, 2609, 2611 Martha around the corner. They have presented at EKNA Zoning on the Martha st projects and a few others on Frankford Ave. They have not sought zoning on this property however.

If the zoning is R-10/R-10A on that parcel, they don't need to approach a civic as long as they stay within the by-right uses; IF what they're building is a single family home.

IOW, they can walk up to the permit counter and come back the next day after it's been blessed by the monks down in the basement of the Municipal Services Building.

i doubt it's a single family home. it's a pretty big building. i figured they were making it into apartments.

The building is G2 industrial.

G2 allows living space in it and it's how many multifamily buildings (i.e. apartments) are done in re-purposed structures. I think you're on the right theory that it's headed to be apartments.

G2 has no setbacks in it, so no empty space is required on the lot.

yeah i found them on yelp. they're closed now. all the reviews are from 2008. i guess it didn't make it. i think the website on google maps is a mistake. that's a completely different company.

no I think they were an american branch of the Aussie company if I remember right

I think 2113 Huntingdon is C-1 which in this case will allow a multi family use as of right

Use Regulations. The specific uses permitted in this district shall be the erection, construction, alteration or use of buildings and/or land for:

(a) The residential uses permitted in the most restricted bounding district, whether contiguous to or across the street; provided, however, that when said use is in an attached or semi-detached building, the regulations of the residential district of the building to which it is attached shall apply; except that existing buildings erected prior to May 26, 1982 may be converted to duplex dwellings, provided that no portion of the building is or would be used for any commercial purposes.

but still watch this place closely anyone nearby and report them to L&I if there are any infractions.

Doh!.. Stupid map. TY for catching my error. I was looking at the colors on the map, not at the popup. Yes you're right, C-1.

Regardless, it's similar to the same play-area restrictions as a G2 lot, like those 30-houses that were planned for Hagert & Gaul St. over by the galvo. That reminds me, I need to hunt through my papers and find the developer's name again. I wanted to email them and ask them what was up or if it's not gonna happen.

They did move but didn't last long at the new location. Zero foot traffic. We have a really nice book shelf and a buffet from there. It was really unique, hand made and affordable stuff. I was sorry they closed.

Stopped by this place yesterday. Turns out that the Villa Hut guy abandoned all of his unsold merchandise and the owners/tenants are selling off whatever was left. I didn't go inside to look at anything because I don't care for that style but anyone who does might want to check it out for bargains. The guy I spoke with said there are lost of very heavy pieces left and that they wanted them out of the building.

I was looking for the place that has the Saturday sales of modern furniture. Do any of you know what I'm talking about and where the place is located?

The building on the corner of Huntingdon and collins was a horrid bar but burned (i think 3 times ) perhaps thats why the BRT lists it still that way. I am surprised that wasn't city owned before who ever bought or at least put through sheriff sale it has been an empty shell for I would guess about 5 years. lets hope it gets turned in to something nice.
